Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property, but tenants are typically required to pay the first month's rent and a security deposit before receiving keys. Some properties may also require last month's rent upfront. We believe in full transparency around costs, so you will always know exactly what is expected before you commit. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, typically 18 years or older. Every adult occupant who will be living in the home is required to submit their own application. -
Is the deposit refundable?
Yes. Security deposits are refundable when lease terms are met and the property is returned in good condition, accounting for normal wear and tear. Deductions may apply for unpaid rent, damages beyond normal use, or cleaning costs. We handle this process with full transparency so there are no surprises at move-out. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet the income, credit, or rental history qualifications on their own. You have a property I want to rent. How do I apply?

How do I pay rent?
Rent can be paid online through your tenant portal, via automatic bank transfer, or by check or money order depending on your property's available options. We encourage tenants to use the portal for a seamless, documented payment experience. -
I want to get a pet. What should I do?
Before bringing a pet home, review your lease and contact our team directly. Some properties welcome pets with an additional deposit or monthly pet rent, while others have breed, size, or species restrictions. Acting with transparency here protects both you and the property, so always get approval in writing before making any decisions. -
I want to move out, but my roommate wants to stay. What should I do?
This is a situation where communication with our team early makes all the difference. All tenants on a lease share responsibility for the full lease term. If your roommate wants to remain, they will need to qualify independently or identify an approved replacement tenant. Reach out to us as soon as you know. The earlier we work through it together, the smoother the transition. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require written notice within a specific timeframe before your move-out date. Review your lease for the required notice period and submit your intent to vacate in writing before that deadline. We own the follow-through on our end, and we ask that our tenants do the same. Who is responsible for paying for repairs and maintenance requests?
Matterhorn handles routine maintenance and repairs as part of our commitment to taking care of the people who call our properties home. Tenants may be responsible for costs tied to damages resulting from negligence or misuse. All maintenance requests should be submitted through the proper channels as soon as an issue arises.
